Russians are the largest group of foreign buyers in Phuket, and most of them research for weeks in Russian, on channels your analytics cannot see. Krungsri Research names Russians first among foreign buyer groups in Phuket in 2025, and The Thaiger reports that Russian buyers account for 44% of Phuket's foreign condo transfer value. To get those inquiries you need one page per project written in Russian, a Russian-speaking person who answers fast, and one tracked contact point per channel so you can tell which source produced each inquiry.

What the numbers say about Russian buyers in Phuket

Phuket recorded 1,190 foreign condo transfers in 2025, up 18.3%, worth 6.1 billion THB, and the largest foreign buyer groups were Russians, Chinese, French, British and Americans (Krungsri Research, Industry Outlook 2026 to 2028).

Thailand-wide, REIC counted 1,172 condo units transferred to Russian buyers in 2025, behind China (4,940) and Myanmar (1,968), with Russian demand concentrated in Phuket, Chonburi and Hua Hin (Pattaya Mail on REIC data, 14 October 2026). In the first half of 2026, Russian condo transfers rose 50.4% year on year, moving Russia into second place, while Chinese transfers fell 23.8%.

Leasehold matters more for this group than for any other. REIC counted 985 residential units leased long term in Phuket in 2023 (3 to 30 years) worth 12.8 billion THB, and Russians took 53% of those units and 44% of the value, partly because many condo projects had already reached the 49% foreign quota (Bangkok Post on REIC data, 15 March 2024).

Two cautions before you build a campaign on this. CBRE wrote in its Phuket figures for the first half of 2026 that Russian purchasing "is beginning to slow", with developers turning to expats living in the Middle East and to buyers from India and Europe (CBRE, Phuket Overall Figures H1 2026). And full-year nationality percentages for Phuket buyers are not published, so treat any single percentage as one source, not as the market.

Where a Russian-speaking buyer looks before contacting you

No published study measures where Russian buyers find Phuket property. Anyone who gives you a share for Telegram or YouTube is guessing. What is documented is narrower, and still useful.

Russian visitors clearly use Yandex Maps on the island: the Phuket restaurant Chekhoff has 3,508 ratings on its Yandex Maps listing. That is a restaurant signal, not a property signal, but it tells you the app is installed and used here. Russians were also the top nationality visiting Phuket in the first half of 2026, with 583,041 arrivals (CBRE, H1 2026). Many buyers rent in Rawai or Chalong first and buy later.

AI assistants now sit early in the search. In the United States, 20% of prospective buyers and homeowners said they had used AI tools or chatbots for homebuying research, rising to 32% of Gen Z, per the Bank of America Homebuyer Insights Report, and a Cotality survey found 55% of buyers use generative AI tools at least once a month (NAR, 30 June 2026). Those are US figures, not Russian ones. For scale: ChatGPT reported 800 million weekly active users in October 2025, and Google said AI Mode passed 1 billion monthly users by July 2026.

Finally, CBRE reports that many foreign buyers purchase in prime locations or projects with rental programmes "without visiting the site". For those buyers, your page is the viewing.

So stop guessing the mix and instrument it. One channel, one tracked contact point:

The Russian page, item by item

One page per project, in Russian, on its own URL. Not a translate widget: a buyer spending 8 million THB can tell. Here is what belongs on it.

  1. The area, named: Bang Tao, Layan, Kamala, Cherng Talay, Karon, Rawai, Chalong or Phuket Town. Add the reference price per square metre for that area. Median condo prices in 2026 run about 156,000 THB per sqm in Bang Tao and Cherngtalay, about 144,000 in Karon, about 130,000 in Rawai and about 86,000 around Phuket Town, according to The Thaiger.
  2. The ownership structure, in one short block. Foreigners can own up to 49% of the area of a condominium project, and a lease can be registered for up to 30 years. In March 2025 the Supreme Court ruled that automatic 30 plus 30 plus 30 renewal structures are unenforceable beyond the first 30 years, and the 49% quota is still the law in 2026 (The Thaiger, 3 July 2026). Write that the buyer should check their own case with a Thai lawyer.
  3. The quota status of that specific building: whether foreign freehold is still available, or whether the remaining units are leasehold. When a building hits 49%, the Land Office will not register another foreign freehold purchase in it. Russian buyers ask this early, as the 2023 leasehold figures show.
  4. Transaction costs, as a line list. Foreign buyers pay the standard 2% transfer fee, and total transaction costs on a condo usually run 2.5% to 6.3% of the price, split by negotiation (The Thaiger, July 2026). Say who pays what in your deals.
  5. Rental reality, with the range, not a promise. Phuket averaged a 5.8% gross rental yield in 2025 according to Colliers Thailand as cited by The Thaiger, from 3.2% to 9.1% depending on location. Add that stays under 30 days legally require a hotel licence.
  6. The remote purchase kit, because CBRE says many buyers never visit: a walkthrough video, floor plans, the document list, the payment schedule, and who signs what at the Land Office.
  7. Structure questions answered in writing. On 20 June 2026 police searched 76 companies in Phuket, Krabi and Phang Nga, arresting 31 foreigners and 26 Thais and reclaiming 49 rai of land worth 1.053 billion THB (Thairath English). Buyers read that news in Russian too. Describe only structures you can defend, and point to a Thai lawyer.
  8. The contact block: a named Russian-speaking person with a photo, WhatsApp and Telegram buttons, and your hours in both Phuket time and Moscow time. Business use of WhatsApp in Thailand grew 208% in 2024 according to The Nation, so a WhatsApp button is not an exotic ask.

Measuring which channel sent the inquiry

  1. Put a UTM on every link you control: the Google Business Profile website link, the Yandex Maps link, the Telegram post, the YouTube description.
  2. Give each channel its own contact point. A separate WhatsApp number for Telegram traffic costs one SIM and ends the argument about attribution.
  3. Add one field to your form: "Where did you find us?" with five preset options and "other". Preset options get answered, open text does not.
  4. Log every inquiry in one sheet: date, language, channel, project, area, first reply time, outcome. Thirty rows tell you more than any agency dashboard.
  5. Review it every Monday for eight weeks before you move budget. Phuket demand is seasonal, so one slow week is noise.

Is it worth the work? Here is the arithmetic with round, hypothetical numbers. RE/MAX Thailand's own guide puts agent commission at 5% of the final price in tourist areas including Phuket, and notes rates are not set by law (RE/MAX Thailand). On a hypothetical 8,000,000 THB condo, that is 400,000 THB. Local SEO in Phuket is sold between 12,000 and 45,000 THB per month according to aboveA, so 30,000 THB per month is 360,000 THB a year, less than that one commission. One extra sale pays for the year. That is arithmetic on your own numbers, not a forecast.

Answer speed is the cheapest advantage you have

No study measures response times of Phuket agencies, so use your own test instead of a benchmark. The generic US evidence is blunt. In about 100 secret-shopper tests of US brokerage websites, 47% of online property inquiries never got a human reply, with an average response time of 8 hours 17 minutes and a median of 39 minutes (Mike DelPrete, 13 August 2024). A 2026 test of 2,198 inquiries across 21 large US brands found 68% of website inquiries got no response within 24 hours, and nearly 1 in 10 online forms did not work at all (Florida Realtors, 13 October 2026).

Do this: send a Russian-language inquiry to your own form from a phone on mobile data, on a Saturday evening, and time the reply. Repeat it on WhatsApp and Telegram. If nothing arrives, the leak is in your forms, not in your traffic.

What this will not fix

A Russian page will not fix price positioning or supply. CBRE counts a pipeline of 10,233 condo units due in the second half of 2026 and 11,438 in 2027, 28,211 in total, and flags oversupply risk. Knight Frank expects off-plan competition to intensify in 2026, with "pricing, promotional campaigns, and sales incentives" as the battleground (Knight Frank, Phuket Villa and Condominium Year-End 2025). It will not make a building that has hit the 49% quota sellable as freehold, and it will not replace the portals: keep your listings there while you build your own channel. If your Google Maps presence is the weak part, start with our guide on how to rank on Google Maps in Phuket.

The one thing to do this week

Publish one project page in real Russian, with the quota status, the fees and a named Russian-speaking contact, give it its own WhatsApp and Telegram contact points, then send yourself a Russian-language test inquiry and time the reply. Notorioos offers a free Visibility Check that shows where the agency appears on Google Maps and in AI answers in five languages, with the three fixes that matter most.

Questions

Do Russian buyers in Phuket buy freehold or leasehold?

Both, and leasehold is a large part of it. REIC counted 985 residential units leased long term in Phuket in 2023, worth 12.8 billion THB, and Russians took 53% of those units and 44% of the value, partly because many condo projects had already reached the 49% foreign quota. Foreign freehold is capped at 49% of a project's area, and leases can be registered for up to 30 years. Check any specific structure with a Thai lawyer before you describe it to a buyer.

Do I really need a Russian version of my website?

If Russian-speaking buyers are a target, yes, and written in Russian rather than machine-translated. Russians were the largest foreign buyer group in Phuket in 2025 according to Krungsri Research, and Thailand-wide Russian condo transfers rose 50.4% year on year in the first half of 2026 per REIC data. Start with one page per project, not a full site translation.

Which channel brings the most Russian property inquiries in Phuket?

Nobody publishes that, and no study measures how Russian buyers use Telegram, YouTube or portals for Phuket property. Measure it yourself: a UTM on every link you control, a separate contact point per channel, and one preset question on your form asking where the buyer found you. After eight weeks of logging you will have your own answer, which is the only one that applies to your projects.

How fast should we answer a Russian-language inquiry?

There is no Phuket benchmark, so treat speed as something you test rather than compare. Generic US research is sobering: in secret-shopper tests of brokerage websites, 47% of online property inquiries never got a human reply, and a 2026 test found 68% got no response within 24 hours and nearly one form in ten did not work. Send yourself a test inquiry in Russian on a weekend evening and time the reply, then fix whichever step failed.
